When a homeowner came to us before building a house on the Delaware coast, they had one goal for smart technology: make it livable without being too visible.
The homeowner envisioned a space where lighting responded automatically to the time of day, music filled indoor and outdoor areas, and every system worked together without distracting from the home's design and seaside location.
To make that happen, our team at Overture Ultimate Home Electronics joined the project nearly two years before construction began. Working alongside the architect from the earliest planning stages, we were able to design technology that complemented the home's appearance and the homeowner's desired lifestyle. Every Great Smart Home Starts with a Plan

The homeowner chose our firm because of our team's experience with Savant and Lutron, systems they had enjoyed in previous homes. Just as importantly, Overture became involved long before construction began, giving the team time to coordinate every detail with the architect, who also served as the general contractor.
That early collaboration made technology part of the home's design rather than something added later.
The Challenge: Preserving a Bold Architectural Vision
This wasn't a typical custom home. The structure would be built with concrete and steel rather than conventional framing. Throughout the home, custom finishes, tongue-and-groove cedar ceilings, and unique architectural details left little room for standard technology solutions.
Every speaker, shade, sensor, and lighting control needed to complement the architect's vision while preserving the clean, modern aesthetic the homeowners wanted.
Rather than asking where technology could fit, our team asked a different question: How can technology improve everyday living without drawing attention to itself?
The Solution: Technology That Blends Into the Home
The answer was thoughtful integration at every stage of the project. Throughout the home, we selected products that delivered high performance while remaining as discreet as possible.
Highlights included:

- Custom outdoor roller shades replacing traditional screen doors to improve airflow, keep insects out, and maintain unobstructed views
- A whole-home battery backup system installed above the flood plain to keep the home operating during coastal power outages
Even the technology that remained visible was carefully selected to complement the home's aesthetic instead of competing with it.
One of the Home's Most Unique Features: A Living Roof
A living roof is exactly what it sounds like—a living room on the roof, partially covered with living plants and vegetation (pictured above). Besides creating a striking architectural feature, living roofs help manage stormwater, improve insulation, and add a natural, earthy atmosphere to modern homes.
For this project, that beautiful design also created a unique technology challenge. The homeowners wanted music throughout their outdoor living spaces, but traditional landscape speakers would have interrupted the organic, natural environment. We selected Coastal Source outdoor speakers that integrated discreetly with the living roof, letting the plants take focus.
It's a great example of how custom integration is about solving design challenges rather than simply installing equipment.
The Result: A Home Designed Around Everyday Living
The finished home demonstrates what happens when technology is considered as carefully as the architecture itself.
Lighting quietly responds as people move through the home. Shades disappear into the ceilings until they're needed. Indoor and outdoor entertainment blends naturally into each living space. Every system works together through one fully integrated smart home platform, making daily routines simpler for the homeowner.
The project also strengthened Overture's relationship with the architect, who was impressed by how seamlessly the technology integrated with the home's unique materials and design. Perhaps the greatest compliment came from the homeowners themselves. After experiencing the custom outdoor shading solutions in their new home, they chose to also retrofit similar systems into their other properties.
